The Premier Inn hotel chain has opened its 48th hotel in Germany at Berlin Airport. The new seven-story building offers 296 rooms, 53 parking spaces and two meeting rooms. The new Premier Inn Berlin Airport hotel is part of the Business Park Berlin, the largest contiguous business park in the German capital.

"The new airport hotel is an important and fitting addition to our range of accommodation in the German capital," says a delighted Inge Van Ooteghem, Chief Operating Officer of Premier Inn Germany: "With today's opening, there are already four Premier Inn hotels in operation in Berlin." In addition to the house at BER Airport, guests can already check in at Alexanderplatz, in Charlottenburg and in Wilmersdorf. Another house is also currently being built in Köpenick. "Thanks to these different locations, we have something suitable on offer for every need and taste, both with a view to tourist and business travelers," emphasizes Inge Van Ooteghem. In total, the company's portfolio in Berlin already comprises almost 1,200 rooms.

At Berlin Airport, Premier Inn rooms range in size from 19 to 24 square meters. The hotel is run by Hotel Manager Jesus Gabriel Villalobos Granados. "Our team includes 21 employees from many countries around the world. Especially with such a location directly at the airport, this internationality is particularly important to make travelers feel at home."

The owner of the hotel property is Premier Inn itself. The project had already been acquired by developer PROJECT Immobilien Wohnen und Gewerbe GmbH in 2021. The developer, headquartered in Nuremberg, has been successfully realizing residential and commercial properties in German metropolitan regions for over 25 years.

With the Zleep Hotel Berlin Airport, the Scandinavian hotel brand is opening its first hotel in the German capital. Together with its project partner, Project Immobilien Group, Deutsche Hospitality is expected to open the 198-room hotel in the first quarter of 2024. Final conceptual adjustments to the already constructed hotel are currently being carried out.

02.09.23 | PROJECT Immobilien sells hotel property in a mixed-use quarter in Berlin-Köpenick to Premier Inn to be built by 2025

PROJECT Immobilien Wohnen und Gewerbe GmbH has sold the fourth construction phase of a neighborhood development totaling over 30,000 square meters at Wendenschloßstrasse 142 in Berlin-Köpenick to a subsidiary of Premier Inn Holding GmbH. The new hotel being built there in the southeast of Berlin will comprise 157 rooms with a gross floor area of around 5,224 square meters as well as around 50 outside parking spaces. Construction is expected to start in the course of this year. With planned completion in 2025, Premier Inn will become both operator and owner of the hotel. Premier Inn is aiming for such an owner-operator role in more and more projects. In this way, the hotel chain commits itself even more strongly to a location than with a fixed-term lease model.

On the site of the former Köpenick radio plant, in an attractive waterfront location directly on the Dahme River, the development of a neighborhood divided into four construction phases is planned, consisting of condominiums, rental housing, publicly subsidized housing and commercial units. A total of around 20,000 square meters of a wide variety of housing types and just under 10,000 square meters of commercial space will be created. "The neighborhood thus combines a diverse real estate mix in a single location," says Martin Neumann, managing director of PROJECT Immobilien. "This enables the creation of vibrant neighborhoods that benefit all users." Hotel projects as part of neighborhood developments are also a focus for Premier Inn. "In the meantime, the majority of Premier Inn's new projects are about such mixed-use developments," says Chris-Norman Sauer, Acquisitions Director at Premier Inn Germany: "A sustainable mix of uses, as in this Berlin project, is also a decisive plus for property valuations."

The hotel in Berlin-Köpenick is the second time PROJECT Immobilien has sold a project development to Premier Inn. In 2021, the brand already acquired the new building with 296 rooms at Alexander-Meißner-Strasse 2 in Business Park Berlin, located directly at BER Airport and close to the Tesla plant in Grünheide, which is about to open. These two developments will bring the total number of Premier Inn hotels in the capital to five and the number of rooms to almost 1,200. The three properties already in operation so far accommodate guests at Alexanderplatz, in Charlottenburg and in Wilmersdorf.

Premier Inn Nuremberg City Opernhaus, the British brand's 35th hotel in Germany, opens today, Friday, in Nuremberg's city center. The 241 rooms in the premium economy hotel at Frauentorgraben 53 are within walking distance of the main train station and offer ideal connections for travel by public transport. There is also an underground garage with 30 parking spaces. The imposing opera house is just a few meters away and gives the Premier Inn its name. "We also have good starting conditions here and we are optimistic that the Corona situation will develop in just a few weeks in such a way that a high occupancy rate is possible," says Inge Van Ooteghem, Chief Operating Officer of Premier Inn Germany: "Nuremberg is one of the locations with a particularly attractive guest profile. On the one hand, the city is interesting for business travelers, due to many well-known company settlements, an economically strong surrounding area in the metropolitan region with Fürth and Erlangen, and an attractive trade fair program. On the other hand, there is a high tourist appeal that will also quickly attract guests again." In this respect, the new Premier Inn is also an ideal starting point for travelers interested in the historic old town as well as the old city wall. Especially rooms on the 5th and 6th floor offer a great view of the internationally known sights.

The project developer is GBI. The same cooperation as in Nuremberg existed and still exists with Premier Inn in Frankfurt and Leipzig, Düsseldorf, which opened a few days ago, in Hamburg as well as Duisburg. "Since the first Premier Inn in Germany was completed together with GBI in Frankfurt an der Messe in 2016, the two companies have been an effective team. This is now evidenced by collaborations in six cities," Van Ooteghem emphasizes: "This is also evident in the high quality of the new hotel in Nuremberg."

GBI has a special connection to hotels in Nuremberg because one of the company's central locations is in nearby Erlangen. "Thus, we know the market exactly and know which accommodation concepts fit best," emphasizes Simon Behr, authorized signatory of GBI Holding AG and managing director of GBI Capital GmbH: "Hotel investors are also convinced by the arguments." The new Premier Inn Nuremberg City Opera House was already acquired at the start of construction by the real estate special fund Hotel of the Bavarian Pension Chamber (BVK). This is administered by Universal-Investment BVK and managed by GBI Capital as asset manager. In addition to forward deals in the start-up phase of development - as with the Nuremberg hotel - the fund also acquires portfolio properties. With an investment volume of around 97.2 billion euros (market value), BVK is one of the most important institutional investors in Germany.

The Premier Inn Nuremberg City Opera House was built directly next to the administration building of the AOK Central Franconia Directorate, which will be completed in 2020. Simon Behr: "There was intensive cooperation with the city. From the very beginning, it was important for them to do justice to the special history of the site with the redevelopment of the property. The Art Nouveau building of the "Industry and Culture Association" once stood there, where the "Nuremberg Laws" were passed on September 15, 1935. A memorial with an information stele has therefore been integrated into the passage running between the two buildings, which provides a passage from Kraußstraße via Sandstraße to Frauentorgraben.

In order to achieve the best possible solution for the overall ensemble of buildings there, a Europe-wide negotiation procedure had been carried out. "The result not only does justice to the historical significance. The passage saves pedestrians a lot of time and, with plantings and seating, also offers an attractive place to linger and ideally enjoy the sun," says Behr. The project planning was implemented by the Hamburg-based architectural firm von Gerkan, Marg und Partner (gmp).

Two Premier Inn hotels are currently already in operation in Nuremberg, on Bahnhofstrasse - also a GBI project development - and on Leipziger Platz. "Of course, the past two Corona years there were not easy," says Van Ooteghem: "But for the future, our positive assessment remains. And that's why this third Nuremberg location continues to fit excellently into our strategy."

Today, Friday, the Premier Inn Düsseldorf City Friedrichstadt opens in the center of Düsseldorf, right next to the main train station. The British chain's 297 rooms at Harkortstrasse 14 are part of a project development by the GBI group of companies. "Düsseldorf is a high-priority location for us as the capital of North Rhine-Westphalia, and even more so in such a central location," emphasized Inge Van Ooteghem, chief operating officer of Premier Inn Germany. "Normally, it is very rare to have the opportunity to secure such an excellent location in one of Germany's A-cities. That's why we were very happy to fit into the mixed-use concept developed by GBI for the Platz am Bahnhof. The 17,000-square-meter site, which until a few years ago was used by the railroad as a car loading station, has also been developed into an apartment hotel, a hotel in the focused service segment and a BLOCK HOUSE steak restaurant with 117 seats and an outdoor terrace. The 238-space underground parking garage operated by APCOA is available to the public in addition to all users of the property.

Another benefit: As part of the project development, the station forecourt will be transformed into an inviting calling card for Düsseeldorf. The urban planning competition jointly organized by the GBI and the city was won by greeen! architects. The redesign is also being carried out together with Deutsche Bahn Station & Service AG. The new concept includes a traffic-calmed zone with a newly created public passage along the properties. This extends from the main station to Mintropplatz, at the site of the Premier Inn. This entire area is now easily walkable, and a new high-quality neighborhood is emerging.

In Düsseldorf, Premier Inn is already represented with a 164-room hotel, the Düsseldorf City Centre in the street Am Wehrhahn. "Both locations thus complement each other perfectly in terms of location," emphasizes Inge Van Ooteghem: "This will certainly become apparent in just a few weeks, when most of the restrictions imposed by the Corona crisis no longer apply. Then we expect occupancy rates to rise significantly at both locations, which are conveniently located for visitors to Düsseldorf."

Project Immobilien Wohnen und Gewerbe has sold its new hotel building at Alexander-Meißner-Strasse 2 in Business Park Berlin to a subsidiary of Premier Inn Holding. The hotel with 296 rooms as well as 53 car parking spaces is located directly at BER Airport and is expected to be completed in the third quarter of 2022.

"The hotel offers an attractive environment not only because of its proximity to BER Airport. Business Park Berlin is the largest contiguous business park in the German capital, where numerous companies from the fields of technology and distribution, logistical services and manufacturing are already based" explains Alexander Klein, Managing Director of Project Immobilien Wohnen und Gewerbe. The company is also building office space directly adjacent to the hotel.

A 200-room hotel of the British brand Premier Inn will be part of the new residential and commercial quarter developed directly on the Kiel Fjord by the BAUM Unternehmensgruppe and meravis Immobiliengruppe. A 25-year lease agreement has been signed between the project company and Premier Inn for the property, which has six full floors and one stacked floor. Apartments, offices and commercial space will also be built on the approximately 12,000 m² site with direct sea views on the former shipyard site at Germaniahafen.

New opening in the City of Design: On November 13, 2020, the IntercityHotel Graz, Austria's second IntercityHotel after Vienna, will open in its usual central location right next to the main train station. With its 229 rooms on five floors, the four-star hotel is currently the largest hotel in Graz.

The Italian architect and designer Matteo Thun is responsible for the modern and comfortable interior design. The IntercityHotel thus fits perfectly into the city with its large creative scene. As a UNESCO City of Design, Graz is part of an international network and has numerous museums, galleries, festivals, four universities and two universities of applied sciences with courses such as industrial design, information design, media and interaction design, and exhibition and museum design.

"It has long been our wish to open an IntercityHotel in Graz," said Christian Kaschner, managing director of IntercityHotel GmbH. "Graz is an economic hub and a city of culture and science all in one. The city is the ideal location for a modern, sustainable city hotel, as IntercityHotels are. At the beginning of October, after a long construction period, the new Premier Inn Leipzig City Oper welcomes its guests. The modern premium economy hotel, which is in the four-star range, has a total of 182 rooms that invite both business people and families to spend the night in Leipzig.

In addition to many locations in Germany such as Berlin, Cologne, Munich or Frankfurt, the British hotel group with the purple logo can now also be found in Leipzig and complements the hotel landscape here. The newly launched CleanProtect hygiene seal also ensures that guests can feel safe.

The hotel's 182 rooms are divided into Standard and Family Room categories. Business travelers will find plenty of space and peace and quiet in the air-conditioned rooms, which are over 20 square meters in size. The Zleep Hotel Hannover is the third hotel of the Scandinavian brand to come to Germany. It is being built in cooperation with the Krasemann Immobilien Group, which is realizing the hotel project. The opening of the new building with five floors and 124 rooms in Nordic design, spacious lounge with "hygge" flair, integrated reception, lobby and breakfast and bar area is planned for the end of 2022. In addition to Hanover, Zleep Hotels are currently being built in Hamburg, Frankfurt/Rhein-Main, Madrid, Prague and Zurich. Further locations are in the pipeline.

The Zleep Hotel Hannover will be centrally located at Podbielskistraße 314-316 in the Groß-Buchholz district. The property is thus well connected to transport and easily accessible by public transport. An underground car park also provides 31 parking spaces. The architectural firm of Bünemann & Collegen is responsible for the implementation of the project. The planning office BBU.Projekt Architekten BDA is also involved in the implementation. The investment volume amounts to around 13 million euros.

In July, the "Capri by Fraser Leipzig" of the Frasers Hospitality Group from Singapore opens with 151 two-room apartments and studios. Even though the concept of an apartment hotel, i.e. fully furnished apartments with room service, is not new for Leipzig, the "Capri by Fraser" offers its guests some special features, the company now explained. For example, there is a terminal for independent check-in, smart TVs in the rooms and an open lobby concept. The hotel's interior design is inspired by the city's musical past.

There is a lot to experience in Leipzig in this regard. This was also what prompted the Frasers Hospitality Group to open its fourth hotel in Germany in the Saxon metropolis after Frankfurt, Berlin and Hamburg, explains Sabine Ranft: "The city of Leipzig has a lot to offer historically, economically and culturally. With its moving past and exciting future, Leipzig is just as vibrant and unique as our hotels are."

The Leipzig Book Fair or the International Leipzig Festival for Documentary and Animation Film attract thousands of visitors to the city every year and under normal circumstances. Music lovers know the city as the main place of activity of the composer Johann Sebastian Bach. History buffs are drawn to Leipzig in part because of the Battle of the Nations Monument, which commemorates the decisive battle against Napoleon in the fall of 1813.
